Commercial Lending and Loan Documentation.
Troy represents a wide variety of financial institutions, ranging from single branch community banks and credit unions, providing services to local customers, to large national banks, transacting business internationally. He has vast experience in complex loan documentation including asset based lending, construction loans, syndicated loans, and complex real estate loans.
Government Guaranteed Loans.
In addition to assisting financial institutions with their commercial loan needs, Troy works with lenders making government guaranteed loans including:
- SBA loans (Small Business Administration)
- SBA 504 loans
- SBA 7(a) loans
- SBA CAPLines loans
- SBA Express loans
- USDA loans (U.S. Department of Agriculture)
- Local loan programs
Depending on the nature of the transaction and the particular client’s needs, this work includes loan eligibility, compliance, documentation review, documentation preparation, and loan closing.
Real Estate and Construction Law.
Troy works extensively with small to medium sized business owners involved in the commercial real estate and/or the construction industries. He is experienced in transactions involving commercial real estate acquisitions, real estate development, environmental issues, construction law, land use regulations, and common interest communities (CICs).
Troy assists our clients in matters involving entity formation and governance. He works with various closely held entities including corporations, limited liability companies, partnerships of all types, joint ventures, and sole proprietorships. He has a wealth of experience in entity formation documents, addressing owner disputes, employment issues, general contracts, restructuring, and entity governance.
Troy is a native of Albert Lea, Minnesota. He served a two-year clerkship for the Honorable Elizabeth Hayden in St. Cloud, Minnesota following law school before joining a law firm in Minot, North Dakota. Troy joined our firm in 2003, working in the areas of commercial loan transactions, real estate, and corporate law. In 2007, Troy became in-house counsel for Wells Fargo & Company in their Commercial Credit Section, where he worked until rejoining our firm in 2009.
In his leisure time, Troy enjoys golfing, following Minnesota sports teams, and boating. Troy and his family reside in New Richmond, Wisconsin. He is active in his community and participates in the Wills for Heroes program through the Minnesota State Bar Association (MSBA). He also enjoys coaching youth sports.
